UNIVERSAL HOLIDAY CENTRE / SUN & SEA INVESTMENTS. (from now on UHC) offers rentals of private accommodations, exclusively for holiday purposes. The accommodations that UHC offers are privately owned properties, reason why each one of them has its own individual character.

UHC only organises the rental of the accommodations and does not ensure other services like socio-cultural animation, restaurant service, organisation of transfers / transport etc. If you have questions about the services mentioned above, our reservation team can give you some additional information.


Booking Conditions

RATES

The prices published on our web site www.universalholidaycentre.com are always per week / per accommodation. Only during the Easter period the prices are per night / per accommodation.

Essentially, the minimum stay is 7 nights with arrival and departure on Saturday. During Low & Mid season for some accommodations it is possible that arrival and departure can be an other day of the week, depending on the availability. During Low & Mid season we also offer the possibility of short breaks. Minimum rental is allways 4 nights and there is a small extra fee to be paid. For more information on this matter, please contact our reservation team.

GENERAL CONDITIONS

  • Each accommodation is equipped with furniture and household goods, and will be left by the tenant in the same conditions as he found it. If this is not the case, the tenant will pay for its conditioning (cleaning + damage). This amount will be discounted from the security deposit. If this were not sufficient, in case of serious damages, the tenant will have to pay the difference.

  • Upon arrival the tenant will make an appointment with our team for the check out on the departure day.
    UHC will come to check the accommodation on the morning of departure and will refund the security deposit if all is well. At that moment the keys are returned and the rental contract is ended.

  • The tenant (older than 21 years of age) rents the accommodation only for holiday purposes.

  • Water, gas and electricity are included in the rental price.

  • Groups of youngsters: all members of the group must be over 21 years of age. The age of each one will be checked upon arrival. In the contrary UHC has the right to cancell the booking without refunding any amount.

  • The tenant accepts the norms of the residence community (which will be given to him upon arrival) and refrains from doing activities which could be harmful, annoying or unhealthy to the neighbourhood.

  • Our office hours: from May till September (included): from Monday to Sunday (included) from 9:00 am to 13.30 pm and from 16:00 pm to 19:30 pm. Rest of the year: closed on Sundays and holidays.

  • Bed linen and towels are included in the price.

  • If you want to change the booking, once confirmed, you will have to pay an administration fee of 50,- euros as well as the difference of the corresponding rate. We do not accept changes to a property with a special offer.

  • Bookings can not be confirmed before a deposit of 40% is paid. The balance has to be paid upon arrival in our office.

  • Bookings will be maintained for a period of 48 hours after the planned day of arrival

  • In case of leaving the accomodation before the planned day of departure, no refunds can be made.

  • Administartion fee of 17 Euros is compulsory for each booking.

  • IMPORTANT: Upon arrival you must first come to our office in Salou where you have to pay the balance and pick up the keys of your holiday accommodation.

CANCELLATION BY THE CUSTOMER

In case you have to cancell your booking, please contact the reservation department as soon as possible.

Our conditions of cancellation:

  • If you cancel the booking up to 30 days before arrival, UHC will retain 5% of the already paid amount of the deposit.

  • If you cancel the booking at 30 days or less before arrival, UHC will retain 50% of the already paid amount of the deposit.

  • If you cancel the booking less than 7 days before arrival, no refunds can be made.

CANCELLATION GUARANTEE

UHC offers you a CANCELLATION GUARANTEE when a booking is made. This can bring peace of mind should problems arise.

To be valid, the cancellation of your stay has to be announced to the agency, at most 3 days after the event that caused the cancellation. The complete list of conditions covered by the present guarantee is given below. Every cancellation request has to enclose the precise and incontestable validation and should be sent by registered letter. The cancellation guarantee assures exclusively the repayment of the paid amount in respect of the booking, less the administration and cancellation guarantee costs. It does not cover any other possible costs related to your stay (travel, day-care centre etc…)

The cancellation guarantee ceases at the beginning of your stay and will not be valid if one of the following eventualities should happen during your stay.

  • Serious physical accident, serious illness, hospitalisation or decease of the person who booked (holder of booking), or his partner, or close relatives. Serious illness requires a doctor’s confirmation. A serious accident requires proof of its cause by the opponent.

  • In case of dismissal from employment, written proof is required from the employer to ensure this happened on a date after the guarantee came into force.

  • Injury suffered in the principal residence as a result of fire, flooding, house damages due to robbery or vandalism, tempest, natural catastrophes.

  • Personal injury by public or private transport.

  • Transfer of employment to a foreign country.

  • Recall of the driver's licence

  • Handing over in adoption of a child.

  • Surgical operation of the insured person, partner or close relatives.

No reduction or refund will be given in case of later arrival or earlier departure.

BOOKING CONDITIONS

You can check the availability of our properties on our website. If you want to make the reservation, please book ONLINE on our website. To confirm this booking you will have to pay a booking fee of 40 % by Bank Transfer or by Credit Card. As soon as we receive your payment, we will send you the Rental Voucher by e-mail. If past 4 days, we have not received your payment receipt ( bank transfer), your Pre-booking will automatically be cancelled. The remaining balance has to be paid on arrival in our office in Salou.

IMPORTANT: Upon arrival you must first come to our office in Salou where you have to pay the balance and pick up the keys of your holiday accommodation.

ARRIVAL & DEPARTURE

  1. Arrival.The tenant will have the property at his disposal as from 16:00pm on the first day of the rental. Arrivals are possible until 20:00 pm at the latest. If you wish to arrive later then 21:00 PM, you can book a Late Arrival with our reservation department. This will have an extra cost of 95 Euros. Late arrivals are only allowed in the Salou, Cambrils and La Pineda aerea. Should your arrival time change due to delays or itinerary changes, please inform us as soon as possible calling 0034 977 35 30 10, before 20:00 pm on your arrival day. ARRIVALS AFTER 20:00pm THAT HAVE NOT BEEN INFORMED BEFORE THIS TIME, CANNOT BE GUARANTEED BY UHC. We inform you that we do not accept arrivals after 00:30 am.

    IMPORTANT: Upon arrival you must first come to our office in Salou where you have to pay the balance and pick up the keys of your holiday accommodation.

  2. Departure.The time of departure will be before 10:00 am on the last day of your stay. If you want to leave the apartment before 09:00 am, you have to pay the security deposit by credit card. After checking the apartment, UHC will refund you the security deposit on your credit card.

    Note: If you cannot occupy the apartment on the estimated day as well as if you want to leave earlier, UHC can not make any refunds on the already paid rental price.

OBLIGATIONS OF THE TENANT

  1. Payment of the Security Deposit:Upon arrival in our office, the tenant will pay a security deposit of 200,- Euros (in cash). In case the tenants are a group of youngsters (only from 21 years onwards) the Security Deposit is of 50,- Euros per person (minimum 200.- euros). The deposit will be returned at the moment of departure and after inspection of the accommodation by the UHC team. The deposit will be entirely returned whenever there are no damages caused and the property is considered generally clean.

    If you wish to bring a pet on holiday, please contact the reservation department. In case of acceptance, the security deposit will be 400,- Euros.

  2. Exact occupation:The occupation of the apartment will be limited to the number of persons indicated in your Rental Voucher. In case of exceed the top capacity of the accomodation, UHC has the right to expell these persons.

REPLACEMENT OR CANCELLATION BY UHC

  • In the case of severe incidents (water damage, fire, war, etc.), UHC will replace the reserved accommodation by another, with the same characteristics or a superior category, depending on the availability. Should this not be possible or acceptable, UHC will refund you the whole paid amount.

    UHC can replace the accommodation by an other (same or better category) without previous notification.

  • Groups of youngsters: in case the age of 21 years is not respected UHC will cancel the contract without no refunds at all.

CLAIMS

Claim forms are at your disposal in our office.

UHC CANNOT BE RESPONSABLE IN THE FOLLOWING CASES

  1. Negligence either omission of services provided by third persons and attributable to them (means of conveyance, restaurants, sport facilities, etc.).

  2. Burglaries or destructions caused by third persons.

  3. The use of swimming pools, play gardens for children, and any kind of sport facilities (tennis courts, football grounds, etc.), being these strictly under the responsibility of the user himself.

  4. UHC is not responsible in case of building or road works in the neighbourhood.

OTHER ASPECTS

The mentioned general conditions constitute integral part of the contract stipulated between YOURSELF and SUN & SEA INVESTMENTS S.L. with registernumber: ET-00208 located Avd. Alcalde Pere Molas 3, local 2, Edificio Danubio, Salou, Tarragona , España.
